Crescent Heights is an eclectic inner-city community just north of downtown directly over the centre street bridge. Crescent Heights is split by Centre Street with the majority of the community falling in the NE quadrant and bounded by Edmonton trail and 16th Avenue. A smaller portion of the neighbourhood lies within the NW quadrant to the West of Centre Street. The community is characterized by a wide mix of building types ranging character century homes to multi-million dollar ridge homes to lowrise multi-family apartments. The eclectic nature of the community is what draw many to it. Rotary Park is a beautiful mixed use park featuring lawn bowling – a children’s spray park – off leash dog park and tennis club. Many downtown offices are a short stroll as is Princes Island Pak and the many kilometres of River Valley walking and biking trails.  Mature trees create a canopy over many streets. 50 foot frontage lots in the community can be subdivided and many developers are capitalizing on the close proximity to downtown and buying an only house and building two single family homes or a duplex. Corner lots, depending on location and approvals, are now starting to see higher density with new 4 suite 3-storey townhomes emerging.
